Premium Construction Specifications

Every material we use, every brand we specify — you know exactly what goes into your home before construction begins.

Excavation to hard stratum. RCC methodology per structural design. Fill with well-graded soil (Kaki bontha/Red soil). Bore well 150–200 feet; Sudhakar/Prince CPVC pipes for casing. Texmo Taro motor pump installed with warranty cards.

RCC Framed Structure — Concrete Grade M20, Tata Steel reinforcement, Ultratech Cement for mortar preparation.

External: 9-inch thick; Internal: 4-inch thick — Class 1 Tripuranthakam/Miriyalaguda or equivalent bricks. Plastering with Ultratech Cement and fine sand. 4-inch boundary wall all around.

Main door: Teak wood frame, mesh double door. Internal: Flush doors with laminate, Neem wood frame. Bathroom: WPC (moisture & termite resistant). Windows: UPVC with iron grills and mesh. Gate: Zinc material.

Living/Dining: White Marble Sheets (Premium). Bedrooms: Marble pieces. Kitchen: Granite or Tiles. Parking: Premium tiles. Bathroom: Skid-resistant tiles with dadoing to 7 feet. Plantation provision on ground floor corridors.

Granite cooking platform, 2-feet glazed tiles (premium). Kitchen sink: Adequate size, granite. Taps: Gravity/L&K or equivalent.

Concealed FINOLEX copper wiring. AC points in master bedrooms. Geyser points in two bathrooms. Goldmedal switches. Individual meters for all units (Client scope).

Pipes: Ashirvad/Prince/Astral, Sudhakar CPVC. Ground floor: Client's choice. Upper floor WCs: Asian/Cura/Parryware. Showers & taps: Gravity or equivalent. Septic tanks and water storage tanks sized per unit.

False Ceiling: Gypsum (Gyproc) in Saint Gobain/JSW frame — all rooms except kitchen, washrooms and external corridors. Two coats putty and primer. Colour: Client's choice.

Railing: Stainless steel. Steps: Granite or marble (client choice). Slab protection provided against rainfall.

Two coats putty + primer. Two coats Asian Paints Premium or equivalent.

Plywood: 18mm thick, sunglass finish. TTV Unit and Crockery Unit provided. Client has full discretion on colours, laminate types, handles and core material.

As per the approved architectural design and client preferences.
