Transparency is our promise. Every material we use, every brand we specify — you'll know exactly what goes into your home before construction begins.

Excavation to be done till hard stratum is reached. Construction methodology based on structural design with strict adherence mandatory. Excavation pits filled with locally available well-graded soil (Kaki bontha/Red soil). Bore well dug to 150–200 feet depth; Sudhakar/Prince CPVC pipes used for casing. Texmo Taro motor pump installed (Warranty cards provided to Client).

RCC Framed Structure — Concrete Grade M20, Tata Steel reinforcement, Ultratech Cement for mortar preparation.

External walls: 9-inch thick; Internal walls: 4-inch thick using Class 1 Tripuranthakam/Miriyalaguda or equivalent quality bricks. Plastering with Ultratech Cement and fine sand. Boundary wall of 4-inch thick provided all around.

Main door: Teak wood with Teak wood frame + mesh double door (design, finishes & accessories of client choice). Internal doors: Flush doors with laminate finish, Neem wood frame. Bathroom doors: WPC (moisture & termite resistant). Windows: UPVC with Iron safety grills and mesh. Entrance gate: Zinc material.

Living Room & Dining: White Marble Sheets (Premium Quality). Bedrooms: Marble pieces. Kitchen: Granite or Tiles (client choice). Parking: Premium quality tiles. Bathroom: Skid-resistant tiles with dadoing up to 7 feet height. Plantation provision along ground floor corridors.

Granite cooking platform, 2-feet height glazed tiles (premium quality). Kitchen sink: Adequate size, granite. Taps: Gravity/L&K or equivalent (alternative brands negotiable).

Concealed FINOLEX copper wiring with adequate points. AC points in master bedrooms. Geyser points in two bathrooms. Goldmedal switches. Individual meters for all housing units (Client scope).

Pipes: Ashirvad/Prince/Astral, Sudhakar CPVC. Ground floor accessories: Client's choice. Upper floor WCs: Asian/Cura/Parryware. Showers & taps: Gravity or equivalent. Septic tanks and water storage tanks sized to meet individual unit requirements.

False Ceiling: Gypsum sheets (Gyproc) in Saint Gobain/JSW frame — all rooms except kitchen, washrooms and external corridors. Two coats of putty and primer before painting. Paint colour: Client's choice.

Railing: Stainless steel frame. Steps: Granite or marble (client choice). Slab protection provided for staircase against rainfall and climate. (Additional slab area counted as extra scope.)

Two coats of putty with primer. Two coats of Asian Paints Premium or equivalent paint.

Plywood: 18mm thick with sunglass finish wherever necessary. TTV Unit and Crockery Unit provided. Client has full discretion on colours, laminate types, door handles, and core material (plywood/MDF/HDHMR).

As per the approved architectural design and client preferences.
